Throughout June 2026, Teller County and Ute Pass experienced a fresh influx of property listings, expanding possibilities for prospective buyers while ensuring well-positioned homes retain strong market value.

  • Active Inventory: Home shoppers enjoyed expanded options this June as Teller County welcomed 119 new active listings, providing a welcome boost in inventory over the more restricted spring months.

  • Demand / Closed Sales: Market activity remained steady with 62 properties successfully closing and finalizing across the county by the end of June.

  • The Price Baseline: The region's average sales price reached $511,000, showcasing a solid upward trajectory from the $456,000 average recorded during the same period last year. This highlights how effectively mountain homes are preserving their equity, moving counter to the price softening observed in nearby metropolitan hubs.

  • Pace of the Market: On average, transactions closed at 97.8% of the original asking price. Today's buyers have moved away from the urgent panic-buying of the pandemic years; instead, they are taking a methodical approach, weighing neighborhood alternatives, and keeping long-term lifestyle goals front and center.
